Kaplan Companies Receives Preliminary Site Plan Approval for “Heritage At Helmetta”

HIGHLAND PARK, N.J. – February 23 2007 – Kaplan Companies has received unanimous support for its plans to redevelop a former snuff mill in Helmetta , N.J.
The borough planning board voted 8-0 to approve preliminary site plans for “Heritage at Helmetta,” to ultimately comprises 225 age-restricted homes on a 32-acre site that formerly housed the Helme Snuff Mill. Construction is slated to begin in the fall, pending additional municipal and state approvals.
“We appreciate the strong support we have received from the Helmetta community, as we work to transform this site into a development the entire town can be proud of,” said Jason Kaplan, president of Kaplan Companies, based in Highland Park, N.J.
Heritage at Helmetta is also slated to include 10,000 square feet of retail space, designed as a traditional Main Street . The redevelopment plan also calls for 3,000-square-foot civic building, to be donated to the borough. Residents of the age-restricted housing will also enjoy a private clubhouse, with a full range of amenities.
Kaplan said the project is expected to generate $1 million in property tax revenue to the borough, a substantial spike in revenue for a community of only 2,000 people.
Two buildings on the site will be renovated into condominiums, while new construction will feature two-bedroom flats with garages. A total of 367 parking spaces are included as part of the plan.
The redevelopment area comprises five parcels of property on Main Street where borough founder George W. Helme built his snuff and tobacco empire in the 1880s. The buildings have been closed since 1993 and have fallen into disrepair.
